Grampian Housing Association Journey

Established in 1975, Grampian Housing Association is a leading social housing provider based in the North East of Scotland. The organisation now operates as a group with an annual turnover of £22m. The group consists of Grampian Housing Association, TLC Housing Maintenance and Let's Choose, and between them, they employ around 140 staff.

The Association manages over 3,400 properties for social rent, 500 shared ownership homes and provides factoring services to 1000 owners.

Kirkgate (trading as Let’s Choose) is a wholly-owned subsidiary company with more than 200 properties for mid-market and market rent.

Again, a wholly-owned subsidiary company established in April 2017, TLC Housing Maintenance, provides maintenance services to the Association.

Independently and through various partnerships, homes are provided to meet the needs of a wide range of client groups, including single people, couples, families, older people and people with special needs.

Strategic Direction

The overall strategy for Grampian Housing Association is to develop sustainable communities with a balance of tenure types. As well as providing quality affordable homes for rent, Grampian Housing participates in low-cost homeownership initiatives, including shared ownership, shared equity and Help to Buy. Grampian has also developed several lead tenancies to provide housing for homeless people. 

The Association works in partnership with Aberdeen City Council, Aberdeenshire Council and The Moray Council, as well as the Scottish Government as it works towards achieving its strategic objectives, but is a non-profit-making organisation headed by a voluntary Board of Management whose members come from the community and tenants.

Strategic Objectives

To deliver on their strategy, the Association is working to deliver on four strategic objectives:

1. We provide local, customer-focused services by:

  • Developing and implementing an integrated relational service designed for customers by 2022

2. We provide affordable and great quality homes, now and in the future by:

  • Sustaining a longer-term development and growth programme at 3% of stock per annum for the next 15 years
  • Ensuring our homes protect and promote the Health & Safety, and wellbeing of our tenants and communities

3. We are a growing housing association by: 

  • Delivering a progressive shift of cost and income base to CPI + % with a two-year transition
  • Achieving financial strength to be a carbon-neutral organisation by 2035

4. We are a great employer to work for by:

  • Further developing our people, staff and board, building on current strengths.

A Leading Team

In the final quarter of 2021, Grampian Housing Association was shortlisted for three nationally recognised housing awards. In late November, the Association’s tenancy sustainment services and customer response unit were shortlisted for two CIH Scotland Excellence in Housing Awards in the health and wellbeing and customer service categories, respectively.

Ultimately the collective action of our teams means that our tenants are winners both in terms of the commitment demonstrated by staff in having their needs at the centre of what they do and the high quality of services in place to support them.
